Did you know that slate, copper and tile roofs can last more than 50 years, wood shake roofs can last about 30 years, fiber cement shingles can last about 25 years, and most of today’s asphalt shingles can last 20 to 30 years or longer?

Asphalt shingles are typically referred to as a 20-year, 30-year or a 40-year shingle. The number of years serves as more of a general grade rating than a definite shingle lifetime, and shingle life will most definitely be lower than the given rating.

These estimates, however, do not include any consideration for hazardous weather damage, and in North Texas as we all know, that is a real consideration.

Note that in 2017, the Dallas, TX area has had 41 reports of on-the-ground hail by trained spotters, and has been under severe weather warnings 101 times during the past 12 months. Doppler radar has detected hail at or near Dallas, TX on 97 occasions, including 17 occasions during the past year.

Bottom Line

If you are considering the purchase of a home in North Texas, it is in your best interest to have the home inspected by a Texas Real Estate Commission (TREC) licensed Professional Home Inspector.

If they determine during the home inspection that there is cause for concern regarding the roof, they will recommend that you have a qualified roofing specialist/contractor conduct a more in-depth inspection and provide you with a repair estimate if repairs are required.

Note that it is important that you have your roof inspected prior to contacting your insurance company. Most roofing contractors will offer free roof inspections in North Texas.
